Tenant Qualification Standards

At MORE Rental Experts, we are committed to providing fair, consistent, and transparent screening for every applicant. We proudly follow all Federal Fair Housing laws and welcome applicants from all backgrounds.


Our screening standards are designed to place responsible tenants while protecting the long-term value of the property.


All applications are reviewed using the criteria below to ensure qualified tenants and well-maintained properties for both residents and property owners.

Application Requirements

Each adult 18 years of age or older who will live in the property must submit a separate application using their own email address.

Applicants must provide:

  • Completed rental application

  • Payment of the application fee

  • Government-issued photo identification

  • Proof of income (most recent 3 months of pay stubs, bank statements, or an employment offer letter)

Applications are processed in the order they are received.

Income Requirements

Applicants must demonstrate combined gross monthly income of at least three (3) times the monthly rent.


Income verification may include pay stubs, bank statements, employment verification, or other acceptable documentation.

Credit Standards

Credit history will be reviewed as part of the application process.

  • Credit scores below 650 may require an increased security deposit

  • Credit scores below 600 may require a double security deposit unless a fully qualified co-applicant is approved

Rental History

Applicants must provide verifiable rental history when applicable. Previous landlords may be contacted to verify payment history, property care, and lease compliance.

Negative landlord references, unpaid rent balances, or lease violations may result in denial.

Occupancy Guidelines

Occupancy is generally limited to two people per bedroom plus one additional occupant, unless otherwise required by law.

Pet policies vary by property.

If pets are permitted:

  • Maximum of two pets per property

  • Monthly pet fee may apply

  • Additional move-in pet fee may be required

 

Due to insurance restrictions, the following breeds or mixes are typically not permitted:

Rottweilers, Dobermans, Pit Bulls (including Staffordshire Terriers), Bull Terriers, Wolf Hybrids, German Shepherds, Chows, Presa Canarios, Akitas, Alaskan Malamutes, and Siberian Huskies. Additional restrictions may apply based on the property owner’s insurance policy.

Application Denial Factors

Applications may be denied for reasons including but not limited to:

  • Insufficient income

  • Prior eviction history

  • Negative landlord references

  • Open bankruptcy proceedings

  • Outstanding judgments or collections with landlords, property management companies, or utility providers

  • Registration on any sex offender registry

 

Criminal history involving violence, theft, drug activity, gang involvement, arson, or crimes against persons may also result in denial.

Application Processing

Applications are reviewed in the order they are received. The first fully qualified applicant who meets the screening criteria and completes the application process may be approved for the property. Meeting the minimum criteria does not guarantee approval.

Application Accuracy

Providing false, incomplete, or misleading information on a rental application may result in automatic denial. Any misrepresentation discovered after approval may result in termination of the lease agreement.
